What it catches

Three categories: fair-housing traps ("perfect for young families", "walking distance to churches", "safe neighbourhood") that imply a preferred occupant or protected-class preference under Canadian human-rights codes; outdated terminology ("master bedroom", "his and hers"); and advertising claims RECO guidance discourages because they can't be substantiated ("won't last", "#1", "guaranteed").

Why the wording matters

Human-rights codes across Canada turn on a simple test: listing copy should describe the property, never the person who "should" live there. Most violations are well-intentioned — "family-friendly" reads as warmth to the writer and as a familial-status signal to a regulator. The fix is almost always to name the feature instead of the audience.
