What’s included

Land transfer tax (provincial plus Toronto’s municipal tax where it applies, net of first-time-buyer rebates), legal fees and disbursements, title insurance, Ontario’s 8% PST on a CMHC premium when the mortgage is insured, and closing adjustments — the prepaid property taxes or utilities reimbursed to the seller.

What’s not

Moving costs, immediate repairs, appliances and utility hookups land after closing, not on the statement of adjustments — budget for them separately. A home inspection is typically paid when it happens, before the offer firms up.

A planning rule of thumb

Outside Toronto, closing costs commonly land between 1.5% and 3% of the purchase price; inside Toronto the doubled land transfer tax pushes that higher. The calculator replaces the rule of thumb with your actual numbers.
